Sort areas into a core you want every call from, a stretch zone you’ll take when the schedule allows, and places you won’t go, then set that same map in Google Business Profile, Local Services Ads and Google Ads. Review it each season against booked jobs by ZIP code, not lead counts.

Every campaign inherits this map, which is why our local ads work, Google Ads and Local Services Ads included, is built around the towns and jobs you want. For how targeting fits with the rest of your marketing, see HVAC marketing and the HVAC lead generation guide, which covers why out-of-area leads are noise. The rest of the HVAC marketing questions library goes question by question.

Where should I start when picking my service area?

Start with the truck, not the map. Mark where your shop is and where your techs start their day, then figure out how far each one can reasonably drive for a service call and still make the next one. A circle on a map treats a town across a river or a jammed highway the same as one next door; drive time doesn’t.

Then set the outer limit. Google’s own rule for a Business Profile is that your overall service area shouldn’t extend more than about 2 hours of driving from where you’re based. Treat that as a ceiling, not a target. For most HVAC companies, in our judgement, the area worth paying for is much tighter than that.

How do I use my job history to choose cities and ZIP codes?

Your field software already knows where your best work comes from. Export the last year or two of jobs from ServiceTitan, Housecall Pro or Jobber and group them by ZIP code. For each ZIP, look at:

Booked jobs and revenue, not just calls.

Average ticket, and how much of it was replacements versus repairs.

Close rate on estimates, if you track it.

Maintenance agreements, because a neighborhood full of members means repeat work close together.

Drive time from where the trucks start.

Patterns show up fast. Some ZIPs produce a lot of jobs at a good ticket close to the shop; others produce a trickle of small repairs an hour away. If you can’t tell which leads booked in the first place, tracking whether your marketing is paying off sets that up.

How do I sort areas into core, stretch and no-go?

Once you have the numbers, put every city or ZIP code in one of three groups:

Core: close, profitable, and where you want every call. Ads and LSAs should cover these all year, and these are the towns your website should talk about.

Stretch: worth it for bigger jobs or when the schedule has room. You might run ads here only for replacements, or only in shoulder seasons.

No-go: too far, too slow to reach, or work you lose money on. Exclude these everywhere you can.

The groups don’t have to be circles. A core can be a string of ZIP codes along a highway your trucks use every day, with a closer ZIP left out because a bridge or traffic makes it a slog.

How do I know if I can actually win work in a city?

A city can look great on paper and still be hard to win if it’s crowded with established competitors who have hundreds of reviews and offices right there. Search the jobs you want from inside that town, on a phone, and look at who shows up in the ads, the Local Services Ads and the map pack. Checking how competitive your area is walks through that check.

Competition doesn’t make a town a no-go. It changes what it takes: maybe ads for replacements there while you build reviews and pages, instead of expecting the map pack on day one. If a city is new to you entirely, marketing an HVAC company in a new city covers how to break in.

How do I set my service area on my Google Business Profile?

Google lets a service-area business list up to 20 service areas, by city, postal code or other area, and no longer lets you set a radius around your business. Google says the service area helps people find your profile and shows customers where you can work, and asks you to be as specific and accurate as possible. Approved changes can take up to 48 hours to show.

With a 20-area limit, your core list from the steps above usually fits; list your core towns first and skip the far stretch ones. The rest of the profile settings, including whether to show your address, are covered in optimizing your HVAC Google Business Profile.

How do I set service areas for Local Services Ads?

In Local Services Ads you add service areas by county, city or ZIP code, and you can exclude whole areas the same way. Here Google’s advice pulls two ways, and it’s worth knowing both:

Google’s tips for better Local Services Ads performance suggest setting service areas broadly, such as a whole county rather than specific ZIP codes, to get more leads.

Google’s lead credit rules say it no longer gives credits for leads from areas you don’t serve, and that unwanted leads are a reason to revisit your service areas and job types, even though changing them could reduce the number of leads you get.

In our judgement, the honest answer for most HVAC companies is to include the counties your core sits in, then exclude the ZIP codes you’d never drive to. You pay for leads, so a wide area only helps if you’ll actually run the calls it brings. Accounts that have moved into Google Ads manage service areas in the campaign settings, and Google says those can be customized separately from your Business Profile. Whether LSAs are worth it covers how those leads are charged.

How should I set location targeting in Google Ads?

Google Ads gives you three ways to draw the map: whole areas such as cities or postal codes, a radius around a location (at least 1 km), or both, plus exclusions for places inside the area you don’t want. Google notes that a very small radius or location may mean ads show only intermittently or not at all.

The setting owners miss is the location option. By default, Google Ads reaches people who are in or regularly in your targeted area and people who have shown interest in it, which Google recommends for most advertisers. Google also says to consider the narrower “Presence” option when you only want people in specific locations. In our judgement, Presence is worth a hard look for a business that drives to the customer’s house, because a search about your town from three states away rarely turns into a service call. The trade-off is reach: Presence also drops people outside your area who are arranging work inside it, such as an adult child booking a repair at a parent’s house or a family about to move into town, and Google’s own recommendation is still the broader default. If you switch, compare call volume and booked jobs for a few weeks before and after. Google adds that location targeting is a best effort, so check where your calls actually come from and adjust.

Should my targeting be the same on Google Business Profile, LSAs and Google Ads?

The core should match everywhere, so a homeowner sees the same company covering the same towns wherever they find you. The edges can differ on purpose:

Google Business Profile: your real working area, capped at 20 entries.

Local Services Ads: core plus the stretch you’ll take paid leads from, with no-go ZIPs excluded.

Google Ads: core for repair and emergency campaigns, and possibly a wider area for replacement campaigns where the ticket justifies the drive.

Write your map down once, in a simple list of core, stretch and no-go ZIP codes, and use it for every setting. That stops the common drift where the profile, the LSAs and the ads each cover a slightly different area nobody chose.

Should I build website pages for every city I target?

Only for the towns you really serve and can say something real about. Pages for your core cities give homeowners and Google a clear sign of where you work; a stack of near-identical pages for every ZIP code in the county does the opposite. Building city pages that don’t look like spam covers how to do it.

How often should I change my HVAC service area?

Look at it at least twice a year, before cooling season and before heating season, and any time something changes: a new tech who lives on the other side of the county, a second location, a competitor closing. Pull booked jobs and revenue by ZIP code for the last season and ask three questions. Which stretch areas earned their way into the core? Which core areas stopped producing? Where did paid leads come from that you didn’t want?

Then change the map in one place first, your written list, and copy it to the profile, LSAs and ads. Google notes that changing LSA service areas could reduce the number of leads you get, so watch the next few weeks of lead volume after any change.

Not sure which of these is costing you jobs?

A free visibility audit checks the Google profile, reviews, site and tracking, and shows what to fix first.

Get my free visibility auditBook a growth call

What's different about service areas for HVAC companies

Emergency calls change the math. A no-heat call in January can be worth a longer drive than a routine tune-up in April. Some HVAC owners keep a tight core for maintenance and repair, and a wider stretch zone only for emergency and replacement work.

Peak season shrinks your real area. When every truck is booked through the week, a call 50 minutes away costs you two closer jobs. Tighten paid targeting during heat waves and cold snaps, and widen it in the shoulder seasons when the schedule has gaps.

Replacements travel; repairs don’t. Homeowners will wait a day or two for a system estimate from a company they trust, but a broken AC on a hot afternoon goes to whoever can get there. Your replacement map can reasonably be wider than your repair map.

A worked example: comparing a close ZIP code with a far one

These numbers are made up to show the math, not a benchmark for your market. Say your job history shows two ZIP codes:

ZIP A: 22 minutes from the shop, 120 jobs last year, average ticket $450.

ZIP B: 58 minutes from the shop, 30 jobs last year, average ticket $480.

Put a made-up $60 an hour on a tech and truck. A round trip to ZIP A is 44 minutes, about $44 of drive time, so each job nets roughly $450 minus $44, or $406 before parts and labor on site. A round trip to ZIP B is 116 minutes, about $116, so each job nets roughly $480 minus $116, or $364, and ties up a truck for nearly two hours of driving.

ZIP B’s higher ticket doesn’t make up for the drive. That makes ZIP A core and ZIP B a stretch area, maybe for replacements only. If you’d like someone to run this across your whole job history and match it to your ad targeting, that’s part of what a free visibility audit covers.

Frequently asked questions

Can I set a radius as my service area on Google Business Profile?

No. Google no longer lets you set a radius around your business for a Business Profile service area; you list cities, postal codes or other areas instead, up to 20 of them. Google Ads still allows radius targeting.

Will adding more cities to my Google profile get me more calls from them?

Don’t count on it. Google says the service area helps people find your profile and shows customers where you work; it doesn’t say listing a town will make you show up there. List the towns you really serve rather than padding the list.

Should I target the whole county in Local Services Ads?

Google suggests broad service areas, such as a whole county, to get more leads. That makes sense if your trucks will go anywhere in it; if not, include the county and exclude the ZIP codes you won’t drive to, because Google no longer credits leads from areas you don’t serve.

Why am I getting Google Ads calls from outside my service area?

Often because the campaign uses the default location option, which reaches people who have shown interest in your area as well as people in it. Switching to the Presence option and adding exclusions narrows that, at the cost of missing some out-of-area people booking work for a home inside your area. Google recommends the broader default, and says location targeting is a best effort, never exact.

How many ZIP codes should an HVAC company target?

There’s no right number. It depends on how dense your market is and how many trucks you run. Let drive time and your booked jobs by ZIP decide, not a target count.

Should I use a different service area for a second location?

Yes, if the second location is a real, staffed location. Each one gets its own map, built the same way from drive time and job history, so the two don’t compete for the same ZIP codes in your ads.

Key takeaways

Choose your service area from drive time and booked jobs by ZIP code, not a radius on a map.

Sort every area into core, stretch or no-go, and write the list down once.

Google Business Profile allows up to 20 service areas, no radius, within about 2 hours’
